The hearing was called to order at 8:10 p.m.


Continuance

#1473                           Hill, Donna                                     1839 Bay Rd.
Seeking two findings and a special permits relative to a proposed addition of habitable space to a structure on a non-conforming lot.  Property is situated in the Rural 2 Zoning District.

Hearing continued from Dec. 10, 2003.

Board of Health and Conservation Commission Letters read and no objections.

Applicant reiterated that the project is an addition to the 3 bedroom home by adding a 4th bedroom above the garage along with a bath.  The 2 car garage will be converted to a 3 car garage.  It was noted that the stairs from the master bedroom will only be from the existing house. There will also be a small balcony (4x6) off of the master bedroom.

A plot plan was submitted.

Conditions:  Updated septic and no entrance to Master Bedroom from the outside.

Seeking two findings and a special permit relative to a proposed addition of habitable space to a structure on a non-conforming lot.  Property is situated in the Single Residence B Zone.

Hearing began at 8:20 pm.

The notice was read.
Board of Health and Conserv. Comm. Letters were read and a Title V certification needs to be done.

Janis, John, and Richard are sitting on case.

The applicant described the project as a one and a half story addition which will include a garage and master bedroom.  The existing detached garage will be replaced.  The addition is 21 x 30 square feet.  A deck will be added and a bedroom on the 2nd floor will be turned into a bath.  Currently the lost is 12,180 sq. ft. and the house was built in 1889.  The first floor contains a garage mudroom and office.  The bath will be added to the 2nd floor.  Currently the house has 1771 sq. ft. and they are proposing adding 800 sq. ft. which is a 50% increase.

Kneeland, Summer St., stated theis will be an excellent addition to the neighborhood.

The hearing is continued until Jan. 28, 2004.

Seeking two findings and a special permit relative to a proposed expansion to a structure on a non-conforming lot.  Property is situated in the Rural 1 Zoning District.

Hearing began at 8:45 pm.

Board of Health and Conserv. Comm. Letters were read and no objections.

Al Peters was present and is representing C. Kendall Patterson.

The project was described as a 21 x 25 family room addition off of the kitchen.  A bathroom will also be added.  The house is currently a two-story and the addition will only be one-story.

Conditions:  Revised plot plan with side and rear lines along with the addition outlined on plan.  Opening to the family room will be 48 inches and their will be no doors.

The applicant described the project as enclosing the front wrap around porch to expand the existing living room.  The existing habitable space is 3100 sq. feet and the addition is 12 sq. feet.

Conditions:  Certified plot plan with side and rear lines.  Run off should go into dry wells.  Structure shall not be built beyond the existing structure.

Seeking two findings and a special permit relative to an expansion of habitable space to a structure on a non-conforming lot.  Property is situated in the Single Residence B Zone within the Groundwater Protection District.

Doug Sullivan was present to represent the applicant.

The house is a small one-story ranch on a slab.  It is a 3 bedroom and 1 bath house in which they are looking to only expand the family/living room.  The existing habitable space is 864 sq. feet and they are looking to increase the house by 16%.

It was noted that the addition creates a deminimus measurement from the house to street.

Conditions:  At least a 6 foot entry from the family room to kitchen.  There shall be no more than 3 bedrooms.  Roof should run off into dry wells.  

Steve Lasko, 25 Elliott, believes it will be a good addition.
Laura, 19 Elliott, believes it will be a great addition to neighborhood.
Sara Warton, 21 Elliott, believes it will be a good addition to neighborhood.
